IndyBank chose to do a closing agent for the title search and title insurance. Is not that a conflict of interest? If I am an independent firm to another title search and insurance, or cause enough for them?

No, not really. The company is legally insured and have paid a record amount for the sale. You should obtain a copy of "Title Insurance will receive at the closing ceremony. Please ask for this book.
